Neighbours of Dundarave - 10 year Anniversary Update

In 2017, I was featured in the Neighbours of Dundarave Magazine with my daughter Hayley. We had so much fun doing the photo shoot on the West Vancouver Centennial Seawalk. 

In 2024 the magazine was celebrating it’s 10th Anniversary and shared covers from the past 10 years, culminating in the December issue which featured updates from the past cover stars. It was fun to look back talking with them and sharing what we have both been doing. My Real Estate business growth and my daughter’s continued education and career now in London.

Here’s to many more years, Neighbours of Dundarave!

New BC Assessments now available

What value will be used to determine your Property Taxes in 2025? The BC assessments as at July 1, 2024 are now live on the BC Assessment Website. Generally across BC values are fairly flat, up or down approximately 3%. As sales picked up during the latter part of 2024, this July 2024 value is likely lower than your true current market value.

To check your home’s assessment, go to bcassessment.ca and search under the address. For a market value analysis, contact me at julia@juliastauffer.ca.

Around the Kitchen Table

I had the pleasure of attending this Mom2Mom hosted event at One Space for All.

The Keynote Speaker was Heather Farmer, Program Director of Sole Food Street Farms, discussion focused on food security. One space, a generous community partner with Mom2Mom, donated their space for this collaborative dialogue on creating positive change in the lives of moms and children living in poverty within our community. Those attending had the opportunity to learn more about Mom2Mom, the impacts of food insecurity in Vancouver, and how they can be part of the solution.

I have been a volunteer mom with Mom2Mom for the past 9 years and their work is wonderful. New volunteers are always needed, so if you’d like to learn more, do contact the office or contact me and I’d be happy to tell you about my experience.

Big Mortgage Changes Announced Today!

The government has announced 2 major changes that are taking effect as of Dec 15, 2024:

1) For those that want to put less than a 20% down payment on a home purchase, you were capped at a purchase price of $1,000,000 since 2012. Well now that's changing to $1,500,000. So more home for less down payment.

 2) For those same buyers that are wanting to put less than a 20% down payment, they were capped at an amortization (the way we factor payments) of 25 years. That's going up to 30 years. The 25 year cap has been in effect since 2012 as well.

 What's the difference between a 25yr and 30yr amortization? A 30 year amortization means lower payments and therefore, the ability to qualify for a higher mortgage amount.

Why are these changes here? Well, the tighter rules that we had were as a result of the 2008 financial crisis. Now the changes are here to help the housing market move product and help builders who have slowed down over the past few years. This will allow many more buyers to get into the market. An upcoming Federal election is another impetus.

All in all, good news for buyers who have felt very constrained over the last few years.
